Valley Point Redevelopment: Plans and Neighbourhood Context

The Valley Point redevelopment is the central planning story behind the location presented on this River Opus website. Understanding the announcement helps buyers distinguish the existing address, the proposed development and the wider River Valley neighbourhood.

What the developer has announced

In its 30 September 2026 announcement, Frasers Property confirmed a joint venture with Mitsubishi Estate to redevelop Valley Point and Fraser Suites Singapore into a 999-year mixed-use riverfront development. The stated scheme includes approximately 407 residences and sky villas, 184 serviced-residence units, and dining, retail and lifestyle space.

The announcement targets launch in 2027 and completion in 2031. Both existing properties are expected to cease operations on 31 March 2027. These are announced targets and expectations, rather than confirmation that sales have launched or that construction has finished.

Read each component separately

A mixed-use address can contain homes, hospitality accommodation and public-facing commercial areas with different access arrangements. The useful questions are how these components relate to each other and which facilities are reserved for residents.

  • Where are the residential, serviced-residence and commercial entrances?
  • Which routes are public, and which require resident access?
  • How are deliveries, parking and visitor arrivals organised?
  • Which facilities are included in the residential development’s own plans?

Answer these from the latest approved plans and sales documents when available. The existence of several uses in one development does not establish that every facility is shared.

Keep current conveniences separate from future provision

Assess today’s errands using the Great World shopping guide and today’s commute using the Great World MRT guide. Proposed shops within a redevelopment should be assessed separately until operators, access and opening arrangements are confirmed.

The developer also proposes a new promenade. Our Singapore River walking guide discusses how to plan a riverside outing without assuming future project routes are already open.

Questions to revisit as plans develop

Keep a dated record of the unit mix, site access, construction programme and public-space proposals. When new information appears, identify what has changed and which household decisions it affects. A school start date, moving date and construction target may fall in different years.
