River Opus Project Information
River Opus is a planned residential development at the former Valley Point site along River Valley Road in District 10. Led by Frasers Property and Mitsubishi Estate, the redevelopment sits on a 999-year leasehold site of approximately 144,662 sq ft and is planned to include around 417 residences in 4 towers, 184-unit serviced residences and a commercial podium. Great World MRT Station on the Thomson-East Coast Line serves the area, with shopping and dining at Great World and throughout River Valley nearby.
River Opus Developer
River Opus is jointly developed by Frasers Property and Mitsubishi Estate. Frasers Property is one of Singapore’s most established real estate groups with a multi-decade track record across residential, retail, hospitality and industrial developments both locally and abroad.
Frasers Property’s residential portfolio spans landmark projects along the Singapore River and across the city, built on a reputation for considered design, quality finishing and long-term asset stewardship. River Opus reflects that approach directly. Rather than acquiring land through a competitive tender, Frasers Property is partnering with Mitsubishi Estate to redevelop a site it has owned and managed for years, previously home to Fraser Suites and the Valley Point retail podium.
That continuity gives the group an intimate understanding of the plot, its surroundings and the River Valley precinct, translating into a development shaped by familiarity with the site rather than a rushed market entry. Frasers Property’s scale and financial standing also offer buyers confidence in the River Opus Singapore project’s execution and delivery.
The River Opus Condo Launch Price is expected to be attractive considering the reasonable land acquisition cost among its counterparts in the area. Rental yield can be calculated via the calculator in this site.

River Opus Review
A New Chapter for River Opus at River Valley
River Opus is an upcoming luxury mixed-use development along River Valley Road, transforming the familiar Valley Point and Fraser Suites Singapore site into a new landmark along the Singapore River. Located at 491 River Valley Road in prime District 10, the development brings together private residences, serviced residences, retail, dining and lifestyle spaces within a single riverfront destination.
The redevelopment is undertaken through a 51:49 joint venture between Frasers Property and Mitsubishi Estate, combining the local development experience of one of Singapore’s most established property groups with the international real estate expertise of one of Japan’s leading developers.
River Opus occupies an extensive 999-year leasehold site of approximately 13,439 square metres, equivalent to about 144,656 square feet. The site enjoys a maximum allowable gross floor area of approximately 54,309 square metres, allowing the developers to create a sizeable integrated development while capitalising on its valuable frontage along the Singapore River.
The residential component is expected to comprise approximately 407 luxury residences and sky villas. Complementing these private homes will be a new flagship Fraser Suites with 184 serviced residences, alongside a curated collection of restaurants, shops and lifestyle concepts at the lower levels.
Unlike many new private developments where developers acquire land through a competitive Government Land Sales tender, River Opus is being created from a long-held Frasers Property site whose history stretches back to 1877. The site once housed Fraser & Neave’s early manufacturing operations before evolving into Valley Point and the first Fraser Suites extended-stay property in Singapore.
This long ownership history means the redevelopment does not carry a conventional recent land purchase price that can simply be translated into a current psf per plot ratio figure. Instead, the value proposition rests on the scarcity of the site itself: approximately 145,000 square feet of 999-year land along the Singapore River, surrounded by established District 10 residences and minutes from Orchard Road and the Central Business District.
The existing Valley Point and Fraser Suites Singapore are expected to cease operations in March 2027, paving the way for redevelopment. River Opus is targeted for launch in 2027, with completion planned around 2031.
Its combination of long tenure, genuine river frontage, approximately 407 luxury homes, an integrated hospitality component and a central location makes River Opus one of the more distinctive upcoming launches within Singapore’s prime residential market.
What Makes River Opus Stand Out
Perhaps the most compelling attribute of River Opus is the rarity of its site. New developments along the Singapore River are limited to begin with, while new homes situated on 999-year land are considerably harder to find.
Many modern launches in prime central Singapore occupy 99-year leasehold parcels. River Opus, by comparison, sits on a 999-year title originating from 1877. For homeowners who place importance on long-term ownership and land value preservation, the tenure creates an immediate point of differentiation.
The riverfront setting adds another dimension. River Opus Condo is not simply located somewhere within the wider River Valley neighbourhood. The redevelopment directly engages the Singapore River and is planned with a new promenade that will contribute to the ongoing rejuvenation of the river corridor.
Residents can step beyond the development and connect to an established network of riverside paths leading towards Robertson Quay, Clarke Quay, Boat Quay, Chinatown and the Civic District. This allows recreational walking, cycling and dining to become part of everyday life rather than something reserved for weekends.
Connectivity is equally strong. Great World MRT Station on the Thomson-East Coast Line is approximately an eight-minute walk away. From Great World, residents have direct rail connections towards Orchard, Stevens, Marina Bay, Shenton Way and destinations along the East Coast.
For drivers, the location provides straightforward access to River Valley Road, Zion Road, Alexandra Road and major routes into Orchard Road and the CBD. Both Orchard Road and the Central Business District are approximately a short drive from the site during favourable traffic conditions.
The integrated nature of River Opus is another important feature. Instead of functioning purely as a residential condominium, the project will incorporate private homes, serviced residences and carefully selected commercial offerings.
A collection of restaurants, retail outlets and lifestyle services can create everyday convenience while giving the development more energy at street and river level. Residents may be able to have breakfast, dine, meet friends or purchase everyday necessities without leaving the development precinct.
The new flagship Fraser Suites introduces an international hospitality component, potentially elevating the overall positioning and service standards of the project. It also reinforces River Opus as a destination rather than simply another condominium tower.
Frasers Property and Mitsubishi Estate bring considerable development credentials to the site. Frasers Property has developed residential, commercial, retail and hospitality projects across Singapore and overseas, while Mitsubishi Estate is associated with major urban developments and premium real estate projects in Japan and internationally.
The partnership is therefore particularly relevant for a development of this scale, where residential quality needs to coexist with hospitality, commercial spaces and public-facing waterfront areas.

The Lifestyle Advantages of Living at River Opus
One of River Opus’ greatest strengths is its ability to offer central Singapore living without placing residents directly within the intensity of Orchard Road or the Central Business District.
River Valley has traditionally occupied an attractive middle ground. It is close enough to Singapore’s main commercial, entertainment and shopping districts for convenience, yet residential enough to provide a quieter environment when returning home.
River Opus strengthens this proposition through its riverfront location.
Instead of facing only surrounding roads and buildings, a proportion of residences should benefit from attractive views towards the Singapore River and the landscaped river corridor. Even homes without direct river views can enjoy immediate access to the promenade and surrounding recreational network.
The smaller residential population of approximately 407 private homes also creates the opportunity for a more exclusive private residential environment despite the overall scale of the mixed-use development.
The project may appeal particularly to professionals and business owners working in the CBD, Orchard Road, Marina Bay and the surrounding central business nodes.
An eight-minute walk to Great World MRT provides an alternative to driving. Great World is only one stop from Orchard MRT on the Thomson-East Coast Line, while the same line continues directly towards Marina Bay and Shenton Way.
For families, the River Valley location is equally practical. Established schools, enrichment centres, medical services, supermarkets and shopping facilities already surround the site.
This is an important distinction from buying into a completely new neighbourhood where residents may need to wait several years for amenities to mature.
Great World is already a major retail destination within easy reach, with supermarkets, dining, cinemas, lifestyle services and family-oriented retail. Residents can also travel towards Orchard Road for one of Singapore’s largest concentrations of shopping and entertainment.
Robertson Quay provides a more relaxed riverside dining experience, while Tiong Bahru offers cafés, traditional food, boutique shops and neighbourhood amenities in a distinctive heritage environment.
The integrated commercial component within River Opus Condo may further reduce the need to travel for daily conveniences.
Over time, this mixture of residential privacy and immediate lifestyle activity could become one of the project’s defining qualities.
A Riverfront Resort Within the City
River Opus has the opportunity to create a different type of condominium environment from conventional central-area developments.
With approximately 144,656 square feet of land and only around 407 private residential homes, the developers have considerable scope to introduce landscaping, pools, wellness facilities and communal areas that complement the Singapore River setting.
A central swimming pool or series of interconnected water features would naturally fit the riverfront theme, while landscaped gardens can extend the sense of greenery from the riverside promenade into the private residential grounds.
Residents can reasonably expect a comprehensive fitness and wellness environment including a gymnasium, recreational pools, children’s areas, function spaces and landscaped relaxation zones.
Premium developments increasingly incorporate wellness into everyday design rather than treating the gym and swimming pool as isolated facilities.
River Opus could therefore incorporate quiet gardens, wellness lawns, spa-inspired spaces, private lounges and sheltered social areas where residents can entertain guests or unwind.
Families may benefit from children’s pools, play areas and flexible indoor activity rooms, while adults may appreciate private dining facilities and function rooms for celebrations and gatherings.
Sky villas within the project may occupy premium positions with larger living areas and elevated views, providing another level of residential exclusivity within the development.
What makes the facilities particularly compelling is that residents effectively gain two recreational environments.
Within River Opus, they can enjoy private condominium facilities reserved for residents. Immediately outside, the Singapore River promenade opens into a much larger network for jogging, walking and cycling.
This creates a lifestyle that extends well beyond the project’s boundaries.
Luxury Interiors, Premium Fittings and Smart Residential Living
River Opus is being positioned as a luxury residential development, and its interior specifications are expected to reflect the standards associated with a prime District 10 riverfront address.
Residences are likely to adopt a contemporary design language with premium materials, generous glazing and layouts designed to maximise natural light and views.
The riverfront location makes balcony and living-room orientation particularly significant. Larger windows and well-positioned balconies can allow the architecture to frame views towards the river, city skyline or surrounding River Valley neighbourhood.
Kitchens in premium homes are expected to feature integrated appliances, durable worktops and carefully designed cabinetry. Larger residences and sky villas may incorporate more elaborate cooking arrangements, including generous preparation areas and spaces suitable for entertaining.
Bathrooms are similarly expected to receive premium sanitary fittings, quality stone or stone-inspired surfaces and a hotel-like design treatment.
Storage and practical planning will be important, particularly for family-sized homes. Efficient wardrobes, household storage and well-proportioned bedrooms can contribute substantially to the everyday usability of the residences.
Smart-home technology is also likely to play a prominent role.
Digital locks, visitor management, air-conditioning controls and selected lighting or home automation functions can be integrated into a resident application, allowing homeowners to manage common day-to-day functions from their phones.
A development that combines private residences with Fraser Suites and commercial offerings may also allow for a higher level of service integration than a conventional condominium.
Residential concierge-style services, parcel management, facility reservations and visitor registration could contribute to a more seamless living experience.
Importantly, the hospitality component does not need to compromise residential privacy. The overall scheme can provide separate entrances, lift access and controlled residential zones while still allowing homeowners to benefit from the energy and amenities generated by the mixed-use development.
The result can be an environment that combines the privacy of a condominium with some of the convenience normally associated with premium hospitality.
How the Central Region Master Plan Could Strengthen River Opus
River Opus sits within an important stretch of the Singapore River, one of the country’s most established lifestyle, heritage and recreational corridors.
URA’s planning vision for the Singapore River is centred on strengthening the river as an activity corridor while preserving the distinctive identities of Robertson Quay, Clarke Quay and Boat Quay.
Tree-lined promenades and pedestrian bridges already connect much of the river, allowing residents and visitors to travel comfortably between different precincts on foot.
River Opus can become an important western extension of this riverside experience.
Its redevelopment will introduce a new promenade and active commercial frontage at a site that has historically functioned more as a self-contained office, retail and serviced-apartment complex.
Opening the site more deliberately towards the river should improve pedestrian movement and strengthen the relationship between River Valley and the Singapore River.
The wider precinct continues to evolve as older commercial and residential properties are rejuvenated.
Recent projects around River Valley, Zion Road and Robertson Quay have introduced new residences, hospitality concepts and retail spaces, gradually increasing the residential population and activity in the area.
The Thomson-East Coast Line has also fundamentally improved the accessibility of the precinct.
Great World MRT Station provides a rail connection that the neighbourhood previously lacked, reducing reliance on buses and private transport.
From Great World, residents can reach Orchard in one stop. The line continues towards Stevens, Marina Bay, Shenton Way and eventually Singapore’s eastern residential and recreational areas.
The long-term planning advantage for River Opus is therefore not dependent on one dramatic future transformation.
Instead, it benefits from the progressive enhancement of several already-established assets: the Singapore River, Orchard Road, Great World, Robertson Quay and the central transport network.
This can be a particularly attractive combination because much of the infrastructure and lifestyle environment already exists today.
The continued enhancement of the Singapore River promenade may improve recreational connectivity towards Robertson Quay, Clarke Quay, Boat Quay and Marina Bay.
Cyclists and joggers can also connect with park connector routes extending towards Alexandra and Queenstown.
The wider Central Region is expected to continue evolving towards more mixed-use neighbourhoods where residents live closer to workplaces, recreation and everyday services.
River Opus fits naturally into this planning direction by combining homes, serviced residences, retail, dining and public-facing riverfront spaces within one redevelopment.
Shopping, Dining and Everyday Conveniences
The existing River Valley neighbourhood already offers a mature range of amenities, and River Opus will add its own curated collection of dining, retail and lifestyle offerings.
Great World is one of the largest nearby lifestyle destinations.
Located just outside Orchard Road, the mall houses more than 200 retail, dining and service businesses. Its anchor tenants include supermarkets, electronics retailers, a cinema, fitness facilities, household stores and family-oriented retailers.
This makes it suitable for both routine errands and weekend shopping.
Residents who prefer independent dining can head towards Robertson Quay, where restaurants and cafés line the Singapore River.
The precinct is particularly popular in the evenings, when residents and visitors dine outdoors beside the waterfront.
Neighbouring Tiong Bahru offers another distinctive lifestyle environment.
Its combination of Tiong Bahru Market, traditional eateries, cafés, bakeries, independent shops and conserved architecture has made it one of Singapore’s most recognisable residential neighbourhoods.
For more extensive shopping, Orchard Road is only a short drive away.
ION Orchard, Ngee Ann City, Paragon, Great World and the surrounding malls provide almost every major retail category, from everyday necessities to luxury fashion and fine dining.
The River Opus commercial podium should complement rather than compete with these established destinations.
A carefully selected mix of restaurants, cafés and services within the development can create convenience downstairs, while residents retain access to the much broader lifestyle environment around River Valley.
Discovering the River Valley Neighbourhood
Roads and Convenient Access Around the City
River Opus Condo enjoys a highly central location along River Valley Road, one of the principal routes linking the Orchard and River Valley neighbourhoods with Alexandra and central Singapore.
River Valley Road provides direct connections towards Orchard Road, Killiney Road, Fort Canning and the Singapore River precinct.
Zion Road links the development with Great World, Havelock Road and Tiong Bahru.
Alexandra Road provides an alternative route towards Queenstown, Redhill, Bukit Merah and the western employment areas.
For longer journeys, residents can connect with the Central Expressway and Ayer Rajah Expressway.
The CTE provides routes towards Novena, Toa Payoh, Ang Mo Kio and northern Singapore, while the AYE connects the central area with one-north, Pasir Panjang, Clementi, Jurong and Tuas.
The central location means many key destinations can be reached without spending prolonged periods on expressways.
Orchard Road and the CBD are both approximately a short drive away, while Marina Bay, Chinatown, one-north and Novena remain conveniently accessible.
Recreation, Dining and Shopping Along the River
The Singapore River forms one of the most distinctive lifestyle corridors in central Singapore.
Residents can walk or cycle along riverside paths towards Robertson Quay, Clarke Quay and Boat Quay, passing cafés, restaurants and heritage buildings along the way.
Robertson Quay is particularly suitable for casual dining and relaxed evenings. Its restaurants range from family-friendly eateries to international cuisines, cafés and bars.
Clarke Quay provides a livelier entertainment environment further downstream, while Boat Quay combines historic shophouses with restaurants overlooking the financial district.
Residents can continue towards Marina Bay for an even wider waterfront recreational network.
In the opposite direction, Alexandra Park Connector extends along the canal towards Tanglin and Queenstown, providing another recreational route.
This gives residents an unusually large selection of outdoor spaces despite living close to the city centre.
Offices and Major Employment Centres
River Opus is well positioned for professionals working across Singapore’s central employment districts.
The Central Business District around Raffles Place, Shenton Way and Marina Bay is approximately a short drive from the development.
The Thomson-East Coast Line also allows residents to travel from Great World towards Shenton Way and Marina Bay without depending on private transport.
Orchard Road itself is a substantial employment centre, particularly for professionals working in retail, hospitality, healthcare and commercial services.
The nearby Tanglin and River Valley areas contain offices, hotels, embassies and professional-service businesses.
Alexandra and HarbourFront provide further employment opportunities to the southwest.
Mapletree Business City, Alexandra Technopark and the wider Pasir Panjang corridor accommodate companies across technology, finance, professional services and other industries.
one-north is accessible via Alexandra Road and the AYE and remains one of Singapore’s primary research, innovation and technology districts.
For households where different family members work in different parts of Singapore, River Valley’s central position can significantly simplify commuting.
Shopping Centres and Lifestyle Amenities Nearby
Great World is likely to be the most frequently used major shopping centre for River Opus residents.
Its supermarket choices, restaurants, cinema, fitness facilities and broad retail mix make it useful for everyday living.
Valley Point’s redevelopment will itself introduce new commercial offerings, creating another cluster of amenities immediately below or beside the residences.
Orchard Road provides access to malls including ION Orchard, Ngee Ann City, Wisma Atria, Paragon and 313@somerset.
Residents can also travel to Tiong Bahru Plaza for neighbourhood retail and services.
The combination of a major mall nearby, shops within the development and Orchard Road a short distance away means everyday retail convenience should be one of River Opus’ strongest lifestyle advantages.
Parks, Promenades and Outdoor Recreation
The Singapore River promenade will effectively function as River Opus’ extended backyard.
Residents can walk, jog or cycle along the river and connect towards Robertson Quay and the central city.
The Alexandra Park Connector begins around Tanglin Road and runs approximately 1.7 kilometres along Alexandra Canal before reaching Zion Road.
It connects with the Alexandra Canal Linear Park, extending the recreational network farther into Queenstown.
Fort Canning Park is also within the wider central area and provides a combination of greenery, heritage attractions and walking paths.
The Singapore Botanic Gardens can be reached through Tanglin and offers one of Singapore’s most extensive landscaped recreational environments.
For residents who enjoy cycling, these interconnected routes create opportunities for much longer journeys without depending entirely on roads.
The new promenade planned as part of River Opus should further strengthen this relationship with the waterfront.
Established Schools Around River Valley
River Valley is surrounded by several established educational institutions, adding to the area’s family appeal.
River Valley Primary School is located at River Valley Green near Great World and is one of the most prominent primary schools within the surrounding neighbourhood.
Alexandra Primary School is another nearby option, located along Prince Charles Crescent.
Other schools within the broader central and Bukit Timah areas include Zhangde Primary School, Gan Eng Seng School, Crescent Girls’ School and Queenstown Secondary School.
International-school options are also available within central Singapore and the nearby Bukit Timah and Tanglin education belts.
Preschools, childcare centres and enrichment providers are widely available around Great World, River Valley, Orchard and Tiong Bahru.
Families purchasing specifically for primary-school admission should consider the precise home-school distance of their selected residential block, but the general educational environment around River Opus is well established.
Business Parks, Offices and Healthcare
Major Business and Office Clusters Nearby
The Central Business District remains the most important employment centre close to River Opus.
Raffles Place, Marina Bay, Shenton Way and Tanjong Pagar accommodate major financial institutions, law firms, technology companies and multinational corporations.
Orchard Road adds another major commercial and hospitality employment cluster.
Alexandra Technopark and Mapletree Business City can be reached conveniently towards the west.
one-north, including Fusionopolis and Biopolis, is also accessible by road and provides employment in technology, biomedical sciences, media and research.
The development’s central location therefore offers access not to a single business park but to several of Singapore’s largest employment clusters in different directions.
Hospitals, Medical Centres and Clinics Nearby
Residents of River Opus have access to a wide range of medical services within central Singapore.
Gleneagles Hospital is located near the Singapore Botanic Gardens and provides private specialist and hospital services.
Mount Elizabeth Hospital at Orchard is another major private healthcare institution within a short drive.
Singapore General Hospital and the Outram medical campus provide extensive public specialist and acute-care services towards Outram.
Alexandra Hospital serves the Queenstown and Alexandra area and is accessible via Alexandra Road.
Neighbourhood clinics, dental practices, pharmacies and specialist medical centres are also available throughout Great World, Orchard Road, Tiong Bahru and River Valley.
For families and older residents, having multiple major hospitals within a relatively short radius contributes to the practical convenience of the location.
MRT Stations, Bus Services, Roads and Expressways
Great World MRT Station on the Thomson-East Coast Line is approximately an eight-minute walk from River Opus and will serve as the development’s primary MRT connection.
From Great World, Orchard MRT is only one stop away.
The Thomson-East Coast Line continues northwards towards Stevens, Caldecott and Woodlands, and southwards towards Orchard Boulevard, Marina Bay, Shenton Way and the East Coast.
Havelock MRT Station provides another Thomson-East Coast Line option within the wider neighbourhood.
Tiong Bahru MRT Station on the East-West Line is also accessible from River Valley, offering direct connections towards Raffles Place, City Hall, Buona Vista and Jurong.
Numerous bus services operate along River Valley Road, Alexandra Road and Zion Road, giving residents additional connections to Orchard, the CBD and surrounding residential areas.
For drivers, River Valley Road forms the main local connection, while nearby routes lead towards the CTE and AYE.
The AYE is especially useful for travelling towards one-north, Mapletree Business City, the National University of Singapore and western Singapore.
This combination of MRT, buses and major roads gives residents flexibility to choose the most convenient mode depending on their destination.
Five Compelling Reasons to Consider River Opus
1. Rare 999-Year Riverfront Ownership
River Opus occupies a 999-year leasehold site along the Singapore River, an increasingly uncommon combination within Singapore’s modern new-launch market. For buyers considering long-term ownership and legacy value, the tenure forms one of the development’s most distinctive characteristics.
2. A Genuine Integrated Lifestyle Destination
The project brings together approximately 407 luxury residences and sky villas, 184 Fraser Suites serviced residences, and curated retail, dining and lifestyle spaces. Residents can enjoy the privacy of a luxury condominium while having selected conveniences and hospitality offerings within the same development.
3. Strong Central Connectivity
Great World MRT Station is approximately an eight-minute walk away, while Orchard Road and the CBD are only a short drive from the site. The Thomson-East Coast Line provides direct connections towards Orchard, Marina Bay and Shenton Way, strengthening the project’s appeal to professionals.
4. Direct Access to the Singapore River Lifestyle
A new promenade and the existing park connector network will connect residents with Robertson Quay, Clarke Quay, Boat Quay and other destinations along the river. Riverfront dining, exercise and recreation can therefore become part of everyday living.
5. A Landmark Redevelopment by Frasers Property and Mitsubishi Estate
River Opus combines one of River Valley’s most recognisable legacy sites with the expertise of two established international property groups. The redevelopment represents far more than replacing an ageing building with a condominium. It is a complete reimagining of the Valley Point precinct into a modern residential, hospitality and lifestyle destination.
River Opus stands out because several scarce qualities come together on the same site. It offers a 999-year tenure, genuine Singapore River frontage, a central District 10 address, approximately 407 luxury private homes and an integrated lifestyle concept within minutes of Orchard Road and the CBD.
For homeowners, it offers the potential for a highly convenient central lifestyle surrounded by established amenities and recreational spaces. For long-term property buyers, its tenure, scarcity and riverfront positioning create characteristics that are difficult to replicate through future Government Land Sales sites.
Perhaps most importantly, River Opus does not need to depend entirely on a distant transformation story to establish its appeal. Great World MRT is already operating, Orchard Road and the CBD are already nearby, the Singapore River is already an established lifestyle corridor, and the surrounding River Valley neighbourhood is already one of Singapore’s most mature prime residential enclaves.
The redevelopment simply brings these advantages together in an entirely new 999-year riverfront address.
